29Foster City living!LOCAL™ City Guide LOOKING AHEAD The amount of development in Foster City is expected to increase over the next several years as older properties are redeveloped and the few remaining vacant sites are developed. The Pilgrim-Triton Master Plan that was approved in 2008 will, in phases, demolish about 296,000 sq. ft. of existing buildings on a 20-acre site and construct 296,000 sq. ft. of new office/commercial space and up to 730 housing units. The first phase of that project, The Plaza Apartments, consisting of 300 apartment units and 10,000 square feet of commercial, was completed last year. The next phase of the project, called Triton Point, which includes 166 units and 6,000 square feet of ground floor commercial, is currently under construction and should open next year. The third phase of the project, The Waverly, which will have 240 units and 5,000 square feet of commercial, will begin construction this fall. The City Council, in December 2013, approved a Master Plan for a mixed-use senior residential and retail project on the City-owned 15-acre site adjacent to the Government Center. The project, which will be developed in phases, will include over 400 residential units dedicated to senior citizens consisting of for-sale residential dwelling units, independent & assisted living units, and affordable housing units. Nearly 30,000 square feet of retail is also expected to be constructed on the site. The first phase of the project consisting of the 66 affordable apartments, 155 assisted living units and approximately 104 condominium units are anticipated to start construction in December 2014. In addition to these exciting projects, there are several other developments underway. In September 2013, an application was approved for a 120 room hotel on the site formerly occupied by the Black Angus Restaurant. Gilead is experiencing tremendous growth and is constructing a new lab building, office building and two parking garages. In 2013 the City approved the Chess-Hatch Office Project that would demolish about 190,000 sq. ft. of office/warehouse and replace it with up to 800,000 sq. ft. of offices. TownePlace Suites TownePlace Suites is a 121-room extended stay hotel. The 1.69- acre project site is located at 1299 Chess Drive in the Vintage Park neighborhood and the site of the former Black Angus site. The proposed hotel building will be 69,715 square feet in size and five stories tall.
